Manipal Health Expands Bengaluru Footprint with 2.45 Lakh Sq Ft Yelahanka Facility in ₹816-Crore Long-Term Transaction

Healthcare provider Manipal Health Enterprises Pvt Ltd has secured a long-term lease for a multi-speciality hospital facility in north Bengaluru in a deal estimated to be worth around ₹816 crore over the duration of the agreement, according to property registration records analysed by Propstack.

The company has taken on lease a hospital property spanning approximately 2.45 lakh square feet in Venkatala, Yelahanka. The building includes three basement levels, a ground floor, and 10 additional storeys.

The lease became effective on November 1, 2025, and is set to run for 29 years and 11 months. The property owners are identified as JKC Varma and others.

As part of the arrangement, Manipal Health will initially pay a monthly rent of ₹1.27 crore, equivalent to about ₹52 per square foot. The healthcare operator has also deposited ₹7.64 crore as security.

The contract incorporates a phased rent revision mechanism. Rental payments will increase by 10 per cent in the sixth year, followed by a 15 per cent escalation every three years for the remainder of the lease period. Taking the tenure and scheduled rent hikes into account, the total financial commitment is estimated at nearly ₹816 crore.

The agreement reflects the ongoing trend among healthcare providers to strengthen their presence in major cities through a combination of owned infrastructure and leased healthcare facilities.
